Division/Department: Capital Markets / Business Development
Reporting Relationship: Reports to the Senior Director
Territory/Location: North Carolina – Greensboro / Winston-Salem, Raleigh and Charlotte
Position Summary: The Director is responsible for prospecting and servicing clients that are in need of debt and private equity capital placement. Responsibilities will include financial analysis, packaging of capital requests, identifying capital partners, negotiating transaction terms, supervision of the due-diligence process and coordination of the closing with the capital partner. The Director will build relationships with industry partners to increase fee production.
Essential Functions: The essential job functions include, but are not limited to, the following:
– Consistently produce $20-$30 million of loan volume annually in a targeted finance practice area
– Collect prospect information and analyze to determine if they are a qualified client by corporate standards
– Generate new opportunities through various strategies including a high volume of phone and in-person meetings
– Knowledge of institutional investment standards, criteria and program requirements; including capital allocation
– Actively manage existing client relationships to increase fee production utilizing the Wharton Gladden Business Development System and SalesForce
– Screen new opportunities, collect documentation, underwrite, prepare due diligence package and investment proposals, and then manage each project in a timely manner through closing
Other Duties:
– Frequent regional travel required and out of state travel as needed
– Ability and willingness to work long hours, including some weekends
– Ability and willingness to cold call leads, prospects and industry partners
– Actively participate in a civic or non-profit organization in your target area
– Consistently participate and engage in all team meetings and conference calls
– Build relationships with industry partners to generate referrals and build brand awareness
– Conduct research and review local/national news, international events, financial and real estate markets
– Join industry related associations. Attend networking events to build new relationships and brand awareness
Minimum Qualifications:
– Demonstrate ability to thrive in an entrepreneurial work environment
– Ability to multitask and prioritize between multiple projects with deadlines
– Previous experience in sourcing debt and/or private equity capital is preferred
– Previous experience with conducting market research and analysis is preferred
– Strong underwriting experience, advanced financial and modeling analysis skills
– Demonstrate an understanding of how to manage transactions that are $1MM or greater
– Excellent written, verbal, interpersonal, networking, organizational and critical-thinking skills
– Ability to work in a fast paced team environment while possessing excellent self-motivational skills
– Four-year college degree, preferably with major in real estate, finance, accounting, or business – MBA preferred
– 1-3 years of previous work experience in commercial real estate, banking, private equity or related financial services
– Computer savvy and experience with various software systems, a minimum basic working knowledge of Adobe, REI Wise, MS Office, particularly Excel. Intermediate to advance Excel proficiency and experience with SalesForce and cloud file management preferred
Start-up Investment:
* Upfront investment is negotiable, but often ranges $2,500-$5,000 based on a range of variables
* Upfront investment required to become a qualified director – provides training on the corporate process and systems
